Abu Dhabi is entering a new phase of urban expansion with a major waterfront island development planned under a 20 million square metre partnership between Aldar and the Department of Municipalities and Transport (DMT). The project brings together government-led planning and private-sector delivery to create new residential districts, retail spaces, and lifestyle communities across several key areas in the emirate.
At its core, the initiative reflects a broader shift in Abu Dhabi’s approach to city development—one that focuses on connected communities, improved housing access, and long-term liveability rather than isolated projects.
A coordinated approach to city building
The partnership between Aldar Properties and DMT introduces a more coordinated way of developing large-scale urban areas. In simple terms, the responsibilities are clearly shared: the government provides strategically located land, while Aldar leads the master planning and development process.
Rather than working in isolation, both sides are closely aligned on design, infrastructure planning, and long-term community needs. The idea is to speed up delivery while keeping the quality and sustainability of developments at a high standard.
Five areas set for development
The 20 million sqm master plan spans five locations across Abu Dhabi, each expected to play a different role in shaping future communities. These include Muwaylih, Mussafah, Al Zahiya, Al Faya, and Al Mihsinah Island.
Together, these areas will introduce a mix of housing options, commercial spaces, and community facilities aimed at serving a wide range of residents—from families and professionals to long-term renters.
Al Mihsinah Island takes centre stage
One of the most notable parts of the plan is the development of Al Mihsinah Island, which will be transformed into a fully planned waterfront community for the first time.
The island is expected to offer a blend of coastal living and modern urban design, with residential neighbourhoods, leisure areas, and everyday amenities built into the master plan. Walkable public spaces, green landscapes, and retail facilities will also form part of the community layout.
The focus is not just on building homes, but on creating a lifestyle environment that feels connected to the water and the surrounding natural setting.
