Positioned between Downtown Dubai, Business Bay, and Dubai Creek, d3 has steadily developed into a mixed-use district that blends residential living with creative, cultural, and commercial activity.

Why Dubai Design District Continues to Attract Demand

According to Dubai Holding Real Estate, demand within d3 has improved year after year and has remained resilient since the pandemic period. The appeal lies in its location and planning approach rather than short-term market cycles.

The district is designed as a place where residents can live, work, and spend leisure time within the same area. This concept aligns with wider shifts in Dubai real estate toward walkable neighborhoods, reduced car reliance, and lifestyle-oriented planning.

Mindspace is dedicated to studios, labs, and creative offices, supporting innovation-driven work environments. The Sanctuary zone emphasizes wellness, greenery, and walkability, while the existing Design Quarter continues to function as a core office district.

Pedestrian routes, cycling paths, shaded walkways, and limited internal traffic are central to the plan, reflecting a broader push toward healthier urban living.

The Edit at d3: New Residential Phase Takes Shape

One of the key residential launches tied to the expansion is The Edit at d3, a three-tower development overlooking Dubai Creek. The project will deliver more than 550 homes, ranging from one- to four-bedroom apartments and penthouses.

Shared work areas, wellness facilities, swimming pools, and landscaped terraces are part of the residential offering, supporting both daily living and flexible work routines. Completion is currently targeted around 2030, highlighting the long-term nature of the district’s development.

The launch follows the earlier sell-out of Atélis at d3, which marked the first residential tower on the creekside portion of the district and reflected early demand for waterfront homes in the area.

Sustainability and Long-Term Planning at the Core

Sustainability considerations have been embedded into the d3 masterplan from the outset. Dubai Holding Real Estate is targeting LEED certification at the community level, meaning environmental and efficiency standards apply across the district rather than to individual buildings alone.

All residential projects within d3, including The Edit and future phases, are expected to follow defined energy-efficiency and sustainability guidelines. This approach reflects a shift toward district-wide planning rather than isolated developments.

Rather than focusing on headline investment numbers, the developer has emphasized delivery quality, phased execution, and compliance with long-term standards.

Dubai Holding Real Estate has chosen not to set a final completion date for the full d3 masterplan. Instead, development will continue in phases based on demand, infrastructure readiness, and regulatory alignment.

Residential offerings will include a mix of unit sizes to cater to different buyer profiles, with pricing shaped by the district’s central location and design-led identity. This phased approach allows flexibility while maintaining consistency in planning and delivery.
