    We are looking for mid-career accountant to occupy the post of Assistant Accountant at Property Shop Investment L.L.C, Abu Dhabi office.

     

    The role is focused purely on accounting and administration work and is suited to people who are ‘result focus and who can exploit their exceptional accounting skills with effective and successful results.

     

    The job description is as follows and the successful candidate would be responsible for:

     

     

     

     

    -          Scrutinizing of cash vouchers & Journal vouchers

    -          Perform daily accounting transactions such as creating & posting vouchers.

    -          Maintain Accounts Receivable & Payable ledgers, checking, verifying and posting supplier invoices.

    -          Accurately record cash transactions.

    -          Control and follow up of debtors and creditors.

    -          Prepare Statement of account, fully reconciled & supported with relevant and original approved documents.

    -          Prepare monthly / weekly and other periodical financial reports.

    -          Ensure appropriate approvals in all type of payments like, advance, utilities, rent, fuel, suppliers & others etc

    -          Payment Follow-Up and Preparation of cheques.

    -          Record and process invoices for suppliers.

    -          Prepare / reconcile payments for suppliers.

    -          Prepare suppliers payment report for management.

    -          Handle, review & monitor contracts and agreement.

    -          Maintain database, review and monitor Bank guarantee, & other guarantees.

    -          Prepare memos & letters to suppliers related to accounts.

    -          Prepare letters to banks for requesting renewal or extension of bank issues.

    -          Assist in preparing payroll: checking time sheet and preparing individual and consolidated payroll sheet

    -          Review and confirm payroll related calculations including deduction, staff benefits etc.

    -          Salary disbursement- salary transfer- through banks and WPS.

    -          Preparing full and final settlement of employee.

    -          Bank reconciliation and reconciliation of debtors and creditors.

    -          Petty cash handling & other Administration works as required by the department.

    -          Perform timely monthly reconciliations of petty cash.

    -          Coordinate with bank authorities, auditors and ensure proper compliance with all statutory regulations & policies

    -          Monitor and implement Standard Operating Procedures

    -          Year End Adjustments (Accruals & Prepaid)

    -          Preparation of cash & fund flow statements

    -          Preparing monthly/yearly profit & Loss a/c and Balance sheet

    -          Manually files Books such as: debtors/creditors, bank reconciliation, payroll record.

    -          Also maintain sales and service file besides keeping files for sales bill, purchase bill, telephone bill and so on.

    -          Maintaining inventory records

    -          Recommend, develop and maintain financial database, computer software systems and manual filing systems

    -          Timely payment of Office, Car, Group medical insurance.

    -          Calculation of commission for sales and leasing team.

    Abu Dhabi and Dubai expects 41 thousand new housing units  in 2012 says Moussalli, Regional Director of the Department of dealings in the John Lang LaSalle Global.

     

    According to “Best real estate trends in the UAE,” the number of units that have entered the market last year reached 10 thousand in Abu Dhabi.

     

    According to the report the average ROI on new properties to individual investors is between 7% – 9% and corporate investors get 9% – 11%.

     

    Report also emphasize that the opportunity is now available for the real estate investor to achieve a greater return on investment as compared to the period before the global financial crisis as a result of depreciation.

     

    The volume of retail space added to the market in 2011 is about 235 thousand square meters, of which about 162 thousand meters in Abu Dhabi. Moreover  this year about 175 thousand square meters in Abu Dhabi will be added, compared to about 6 thousand square meters in Dubai during the same period.

     

    The report stressed that the UAE market will move to provide more options for tenants and residents during the current year through the availability of significant levels of the flow of supplies in many sectors. So as to increase competition which will lead to a wider range of options for tenants and residents this year.

     

    The overall report clearly show signs of improvement in the Real Estate sector in the UAE and provides more opportunities for the investors (both individual and corporate) to invest in the UAE Real Estate market. The report also shows that Abu Dhabi is leading the race of property development in the UAE and attracting more investors due to stable and strong real estate and economic conditions.

    A Networking event by propertyfinder.ae was held in Abu Dhabi on Tuesday, 24th of April 2012 at the Fairmont Bab Al Bahr.  It was sponsored by Abu Dhabi Finance and pulled over 100 of the top real estate companies and developers in Abu Dhabi.
